Grant Road and Tardeo in 2026: One Address, Two Markets
Grant Road and Tardeo occupy the band of South Mumbai between Girgaon and Mahalaxmi, bounded roughly by the Western Railway tracks, Nana Chowk, Tardeo Road and the approach to Haji Ali. For most of the last two decades the area was described as "old South Mumbai": dense chawls, pagdi-tenanted buildings, the Lamington Road electronics market and the Novelty cinema district. That description still fits much of Grant Road East.
What changed is the skyline. Since the mid-2010s, Tardeo and Grant Road West have become one of Mumbai's most concentrated luxury tower corridors, with projects from Lodha, Oberoi Realty, Shapoorji Pallonji, MICL and Puravankara pricing at Rs55,000-1,10,000 per sq ft. A few hundred metres away, older resale stock in Grant Road East still trades at Rs22,000-30,000. That two-speed structure is the defining feature of this micro-market in 2026, and it gives buyers a wider range of entry points than almost anywhere else in the island city.
Two infrastructure projects have reinforced the area's position. The Aqua Line (Metro 3), fully operational since October 2025, has stations at Grant Road and Mumbai Central, putting BKC about 20-25 minutes away by metro and removing the single biggest drawback of South Mumbai living for BKC-based professionals. The Mumbai Coastal Road, now running from Marine Drive to Worli and linked to the Bandra-Worli Sea Link, gives Tardeo residents a signal-light drive to Worli and Bandra from the Haji Ali interchange.

Grant Road and Tardeo Property Prices by Sub-Zone
The spread in this micro-market is extreme, so sub-zone matters more than any published average. Ranges below are September 2026 levels on a carpet-area basis.
Portal averages near Rs41,000-42,000 per sq ft for Tardeo, and around Rs22,000 for Grant Road, blend very different products. A luxury tower apartment in Tardeo and a flat in a cessed Grant Road East building are not substitutes, and buyers should price each on its own comparables.
Apartment Prices by Configuration
Configuration sizes rise sharply as you move from Grant Road East towards Tardeo. The compact 2 BHK product that dominates suburban launches is present here but priced at South Mumbai levels.
Current listings support these bands. Compact Tardeo 2 BHK units of around 572-585 sq ft are offered in boutique redevelopment projects, while 2 BHK units of about 635 sq ft in larger towers start near ₹2.85Cr. Grant Road West luxury projects advertise 3 BHK entry prices from about ₹9.75-11.75Cr, and branded 4-5 BHK residences with 3,400 sq ft or more of carpet area begin well above ₹25Cr. At the other end, 1 BHK flats in older Grant Road East buildings still change hands close to ₹1Cr.
Connectivity: Rail, Metro and Road
Western Railway. Grant Road station is on the Western Line (Churchgate to Virar). Churchgate is two stops and about 6-8 minutes by slow local. Mumbai Central, one stop north, is a slow-and-fast stop and the terminus for many long-distance trains. Typical rail times:

The metro has changed the BKC calculation. By road at peak hours BKC is 40-60 minutes from Tardeo; by metro it is a predictable 20-25 minutes plus walking time.
CST and Fort. CST and the Fort business district are 15-20 minutes by road off-peak or 10-15 minutes door to door using the Aqua Line. Nariman Point is 15-20 minutes by road.
Road. Tardeo Road, Dr. Dadasaheb Bhadkamkar Marg and Lamington Road are the main arterials. The Coastal Road interchange near Haji Ali gives Tardeo a fast link north to Worli (5-10 minutes) and onward via the Bandra-Worli Sea Link to Bandra (15-20 minutes off-peak), and south to Marine Drive. Internal streets in Grant Road East remain congested through the day.
Neighbourhood Context
Liveability. Tardeo and Grant Road West are among the most established residential addresses in the island city, with walkable access to Kemps Corner, Breach Candy, Malabar Hill and the Haji Ali seafront. Grant Road East is more commercial and chaotic, with electronics, hardware and wholesale trade dominating street life.
Schools. The area is well served by long-standing institutions. Several of South Mumbai's best-known ICSE, IB and CBSE schools lie within 3-5 km in Breach Candy, Malabar Hill, Peddar Road and Byculla, including options such as Bombay International School, Cathedral and John Connon, and Campion in the wider South Mumbai belt.
Healthcare. Bhatia Hospital on Tardeo Road, Jaslok Hospital on Peddar Road, Breach Candy Hospital and Saifee Hospital at Charni Road are all within 1-3 km, one of the densest concentrations of top-tier private hospitals in the city.
Parks and open space. Mahalaxmi Racecourse, the Haji Ali promenade and the Coastal Road's new waterfront promenade are the main open spaces. Priyadarshini Park at Napean Sea Road and Marine Drive are a short drive away. Internal green space in Grant Road East is limited.
Retail and culture. Crossword and high-street retail on Kemps Corner and Peddar Road, the Opera House jewellery and diamond district, and the heritage precincts of Girgaon give the area a distinctive character. High Street Phoenix and Palladium in Lower Parel are 10-15 minutes away.
Employment. Residents are within 20 minutes of Nariman Point, Fort, Ballard Estate, Lower Parel and Worli, and within 20-25 minutes of BKC by metro. The Opera House diamond and jewellery trade and Mumbai Central's transport cluster provide local employment as well.

The comparison shows why Grant Road and Tardeo work as a two-tier market. At the top end, Tardeo luxury towers sit close to Mahalaxmi pricing with similar sea and racecourse views. At the bottom end, Grant Road East offers a South Mumbai address with metro access for a price closer to Byculla West. Mumbai Central is the natural middle ground and is where much of the next wave of redevelopment supply is likely to appear.
Investment
Appreciation estimate. We expect luxury Tardeo and Grant Road West apartments to appreciate 22-30% over five years (roughly 4-5.5% a year), in line with other mature island-city luxury markets. Mid-segment Grant Road East and Mumbai Central stock has more room to re-rate as redevelopment and the Aqua Line mature, and we place it in a 28-38% range, with the upper end reserved for buildings that complete redevelopment.
Rental yield. Gross yields are 2.0-2.6% for luxury towers and 2.8-3.6% for mid-segment and redeveloped stock in Grant Road East and Mumbai Central.
The thesis. First, the Aqua Line has permanently shortened the South Mumbai to BKC commute, which widens the buyer pool for Grant Road and Mumbai Central apartments beyond traditional South Mumbai families. Second, the Coastal Road has made Tardeo a 5-10 minute drive from Worli, strengthening its position within the Worli-Mahalaxmi-Tardeo luxury belt. Third, the large stock of cessed and older buildings in Grant Road East creates a long redevelopment runway, which upgrades supply and lifts per-sq-ft values over time.
Risks. Luxury supply in Tardeo and Grant Road West is substantial, and absorption of ₹10Cr-plus units can be slow if the high-end market cools. Redevelopment projects involving cessed buildings and tenanted properties can face long delays, tenant disputes and approval issues. Buyers in older buildings must verify title, tenancy status and the society's redevelopment position. Internal congestion in Grant Road East remains a liveability constraint. Who it suits. Luxury Tardeo towers suit end-users seeking a South Mumbai address with modern amenities. Grant Road East and Mumbai Central suit buyers who want island-city access and metro connectivity at a lower entry point, and investors willing to hold through a redevelopment cycle.
Bottom line: the metro and coastal road have structurally improved this corridor's connectivity story, but the investment case is really two separate bets - a mature luxury-market bet in Tardeo and a redevelopment-and-re-rating bet in Grant Road East - bundled under one locality name.
