Such is the dilemma amongst today’s home buyers in Mumbai looking to invest in the promising locality of Vasai. Vasai is a suburban town in the Palghar district of Maharashtra, located about 50 km north of Mumbai. It is divided into two parts by the Vasai Creek: Vasai West and Vasai East. Both parts have their own advantages and disadvantages for property buyers and investors.

Vasai West is more expensive than Vasai East in terms of property rates. The difference is mainly due to the higher demand and better development of Vasai West. However, Vasai East also offers affordable options for budget buyers and investors – and has shown a higher appreciation in property rates (7.18%) compared to Vasai West over 2022-23.

Connectivity

Vasai West and Vasai East are well-connected by road and rail to Mumbai and other parts of Maharashtra. Vasai Road railway station is a major junction on the Western Railway line and serves local and outstation trains. Western Railway is planning to construct platforms for outstation trains at Vasai Road railway station to boost connectivity to South India. Vasai West has better access to the Mumbai-Ahmedabad Highway (NH 48) and the Western Express Highway. In comparison, Vasai East has better access to the Mumbai-Nashik Highway (NH 160) and the Eastern Express Highway.

Verdict: Both Vasai West and Vasai East offer top-notch, reliable urban connectivity to Mumbai and beyond.

Infrastructure

Vasai West has better infrastructure than Vasai East in terms of roads, water supply, electricity, drainage and sanitation. Vasai West also has more reputed schools, colleges, hospitals, banks, markets and malls than Vasai East. Some of the prominent landmarks in Vasai West are St. Francis Xavier's High School, Vartak College, Cardinal Gracias Memorial Hospital, D-Mart and Big Bazaar. Some of the prominent landmarks in Vasai East are St. Augustine's High School, Rustomjee Cambridge International School, Platinum Hospital, Reliance Fresh and Maxus Mall. If you are someone who works in heavy industries or related to the field, then Vasai East’s expansive presence of industries and goods manufacturing will allow you to find a home closer to the industrial area. 

Verdict: Vasai West is much more developed in terms of infrastructure and facilities compared to Vasai East – although Vasai East has a high level of industrialisation and economic production.

Amenities

Vasai West and Vasai East have ample amenities for residents, such as parks, gardens, playgrounds, temples, churches, mosques and community halls. However, Vasai West has more recreational options than Vasai East, such as cinemas, restaurants, cafes, pubs and clubs. Some of the popular hangout places in Vasai West are Fun Fiesta Multiplex, McDonald's, Cafe Coffee Day, The Irish House and The White Owl Brewery. Some of the popular hangout places in Vasai East are Carnival Cinemas, Domino's Pizza, Barista Lavazza, The Beer Cafe and The Bar Stock Exchange.

Verdict: Vasai West and Vasai East offer equally interesting and attractive amenities for socialising, recreation, etc.

Lifestyle

Vasai West has a more cosmopolitan and modern lifestyle than Vasai East. It attracts more professionals, businessmen, students and families from different backgrounds and cultures. It also has more social and cultural events and festivals than Vasai East. Vasai West is known for its historical monuments, such as the Portuguese Fort Bassein and the St. Gonsalo Garcia Church. Vasai East has a more traditional and rural lifestyle than Vasai West. It also has more religious and cultural events and festivals than Vasai West. Vasai East is known for its natural attractions, such as the Tungareshwar Wildlife Sanctuary and the Chinchoti Waterfalls.

Verdict: Vasai West has a more urban, modern society catering to a cosmopolitan lifestyle, whereas Vasai East is more laid back – although it is slowly gearing up for faster-paced lifestyles.

All in all, both Vasai West and Vasai East have pros and cons for property buyers and investors. The choice depends on one's budget, preference and purpose.
